I will be providing a statistical update of the Dassel-Cokato (”DC”) real estate market on a regular basis. The following is a comparison of 2006 and 2007 year end statistics, based on single-family residential homes in the DC School District (ISD 466).

• In 2006, 110 houses sold compared to 96 homes in 2007.
• The average houses price in 2006 was $205,350, compared to $191,209 in 2007.
• The average marketing time for houses in 2006 was 120 days, comapared to 159 days in 2007.
• The total volume of houses sold in 2006 was $22,588,516, compared to $18,356,089 in 2007.

As of 2/18/08, in Dassel-Cokato (ISD #466) there are currently 9 houses pending, and 96 active listings on the market, which is a little over 12 months of inventory.
